**Key Responsibilities:**
1. **Property Maintenance:** Perform routine maintenance tasks to ensure the upkeep and functionality of residential properties.
2. **Unit Preparation:** Prepare vacant rental units for occupancy within specified deadlines, ensuring they meet our high standards of quality.
3. **Customer Service:** Provide responsive and courteous customer service to residents, addressing service requests promptly and efficiently.
4. **Safety Compliance:** Adhere to OSHA standards and guidelines to maintain a safe work environment for yourself and others.
5. **Tool and Equipment Management:** Maintain inventory and care of company-provided tools and personal equipment, ensuring they are in good condition for use.
6. **Record-Keeping:** Keep accurate logs and records of maintenance activities, service requests, and inventory.
7. **Professionalism:** Maintain a professional appearance and attitude at all times, representing our company with integrity and professionalism.
8. **Continuous Learning:** Seek educational opportunities for personal and professional growth, including training in EPA Section 608 and other relevant certifications.
9. **Team Collaboration:** Work collaboratively with property managers and maintenance supervisors to ensure effective property management and tenant satisfaction.
10. **On-Call Duties:** Participate in on-call rotations and be available for occasional overtime as needed.
**Requirements:**
- High school diploma or equivalent required.
- Minimum of one year of maintenance experience, preferably in residential properties.
- Knowledge of HVAC systems and EPA Section 608 certification preferred.
- Strong customer service skills and the ability to work independently with minimal supervision.
- Valid driver's license and reliable transportation required.
- Fluent in English with proficiency in speaking, listening, reading, and writing.
- Ability to prioritize tasks, manage time effectively, and meet deadlines.
